The
Youngs came to us interested in building a renovation and addition
to their house at the shore in Westbrook, Connecticut. Because the two
story house is located on a small lot, it was likely that a zoning variance
would have been required for any increase of the footprint to the house.
After analyzing the program requirements and the existing house, we determined
that by reallocating existing space and expanding upward, an addition
to the house was not necessary.
One item on the
project's original "wish list" was to some day increase the size
of the existing Master Bedroom to include a view to Long Island
Sound, provide added closet space and an adjoining Master Bathroom.
Working within the original project budget, it was possible to
raise the existing roof, add a gable and windows to the view. Other
changes to the house include: a new Entry, opening the existing
enclosed stair to the second floor, a new Kitchen with access to
the front yard and water views, relocated Dining Room and Bathroom,
new exterior windows and shingles, and improving the appearance
of the existing porch. The before photos are at the top. The project
